Almost certainly a failed underlay. On 1960s and 70s Filton properties the original bitumen underlay has often completely disintegrated. Without a functioning underlay, wind-driven rain and condensation that should be directed to the gutter instead drops onto the ceiling. Ageing Concrete Interlocking Tiles on Post-War Semis The dominant roofing material across Filton's post-war housing stock is concrete interlocking tile — a product that was standard on residential builds from the late 1940s through to the 1980s. These tiles are now 40 to 70 years old across much of BS34. Concrete tile at this age becomes increasingly porous, absorbs moss and algae heavily, and begins to delaminate and crack — losing its ability to shed water effectively. When a significant proportion of the tiles on a Filton roof are at this stage, a full replacement is more cost-effective than ongoing repairs.
