The majority of chimney problems across Bristol's housing stock come down to three failure points — and getting all three assessed together is the only way to ensure a repair that lasts.
The junction between your chimney stack and the main roof slope is sealed with lead — step flashings on the sloping faces, a cover flashing dressed into the mortar joint above, and soakers behind each slate or tile course. When this lead lifts, cracks, or has been silicone-sealed over by a previous contractor, water enters at the junction and tracks through the roof structure before appearing on a ceiling — often several metres from the actual failure point.
We install Code 4 step flashings and Code 5 cover flashings on every Bristol chimney repair, correctly dressed and wedged into the mortar joint. Silicone over failed lead is a six-month fix at best. Properly installed lead lasts 60 to 80 years.
The flaunching is the mortar bed that holds chimney pots in place and crowns the top of the stack to shed water away from the pot bases and open flue apertures. On Bristol's Victorian and Edwardian stacks it deteriorates through repeated freeze-thaw cycling — cracking, shrinking, and eventually allowing pots to rock in wind.
A rocking chimney pot on a tall Clifton or Redland terrace above a public pavement is a safety concern that should be treated as a priority, not a routine maintenance item. We replace flaunching in waterproof mortar correctly formed and crowned away from the pot base. Where the pot itself has cracked or destabilised, we replace in a matching terracotta profile for period properties.
Missing pots or open flues are invitations for nesting birds and rain ingress. We provide chimney pot replacement and install specialized bird guards or anti-downdraught cowls to improve ventilation and prevent internal moisture build-up.

Absolutely. If you are extending into the loft in a Victorian Redland semi, that internal chimney breast is often "dead space." We provide professional external removal (taking the stack below the roofline) and internal structural support. We then slate over the gap using matched reclaimed slates so you’d never know a chimney was ever there.
In most Bristol terraces and semis, the chimney stack is a "Party Structure" under the Party Wall Act 1996. The most consistently damaging mistake we find on chimney stacks across Bristol's Victorian and Edwardian housing stock is Portland cement repointing applied to soft brick that should have had lime mortar.
Portland cement was cheaper and faster to apply than lime mortar and became the standard repair material for chimney repointing through the 1970s, 80s, and 90s. The problem is that it's incompatible with Victorian soft brick. Portland cement is rigid — it doesn't flex with the building's seasonal thermal movement. When the chimney stack expands and contracts through summer and winter temperature cycles, the cement cracks at the joint face. Water enters through the cracks and sits behind the joint, trapped between the impermeable cement and the brick face. Over repeated freeze-thaw cycles this moisture expands, forces the brick face away from the body of the brick, and causes it to spall and crumble.
By the time spalling is visible on a Redland or Bishopston Victorian chimney stack, the damage has typically been developing for a decade.
Lime mortar is flexible, breathable, and the only appropriate specification for pre-1920 brickwork. It flexes with the building's movement rather than cracking against it. Moisture that enters the joint face can evaporate back out rather than being trapped. And when lime mortar eventually needs replacing — which it does, but on a longer cycle than cement — the process doesn't damage the surrounding brickwork.
We use lime mortar on every Victorian and Edwardian chimney repoint we carry out in Bristol. Not as a premium option. As standard.
