The soft Victorian brick used in BS6's terrace rows needs a mortar that flexes with the building as it expands and contracts through seasonal temperature changes. Portland cement is rigid — it cracks under thermal movement, opens gaps at the brick face, traps moisture behind the joint, and causes the brick faces to spall progressively over years. We cut out all cement contamination and repoint correctly in lime mortar. It's more expensive than slapping cement over the top. It's also the only repair that lasts.
Silicone Over Failed Lead Flashing
We find this on a significant proportion of Redland chimney inspections — a previous contractor has applied silicone sealant over lifted or cracked lead flashing rather than replacing it. Silicone adheres well initially and appears to solve the leak. Within two to three winters, UV degradation and thermal movement cause it to crack and peel away, often leaving the underlying lead in worse condition than before because the silicone prevented inspection of the deterioration beneath it. The only correct repair for failed lead flashing is replacement.
Loose or Rocking Chimney Pots
Redland's prevailing south-westerly wind catches chimney pots projecting above the roofline on the exposed west and south-west elevations of BS6 terraces. When the flaunching bed beneath them deteriorates — cracking and shrinking as the mortar ages — pots begin to rock in wind. A rocking chimney pot on a tall Redland terrace above a busy pavement is a public safety issue that should be treated as a priority.
Damp Chimney Breasts Inside the Property
A chimney breast that's damp on the interior wall — particularly at upper floor level — is almost always a sign of external stack failure rather than an internal problem. The most common sources are failed flaunching allowing water into the flue, lifted lead flashing at the roof junction, or failed pointing allowing moisture directly through the brick. We identify the external failure point during the drone survey before recommending any repair.
My chimney was repointed recently but there's still damp inside — why?
The most likely explanation is that the repointing was done in Portland cement rather than lime mortar. Cement repointing on Victorian brickwork cracks under thermal movement within a few winters — it appears solid on the surface while water penetrates through the cracks and saturates the brick behind. We cut out all cement contamination and repoint correctly in lime. That's the only repair that addresses the actual cause.
My chimney stack is shared with the neighbouring terrace — does that cause any complications?
Yes. Shared chimney stacks on Bristol terraces are Party Structures under the Party Wall Act 1996. For significant repair work or removal, you're required to notify your neighbour in writing before work begins.
