This is the conversation we have with Bedminster homeowners more than any other. We always assess both roof elements as part of a BS3 new roof survey and give you a clear picture of whether the extension needs addressing now or can wait. We won't push you to spend money you don't need to spend. But we also won't leave you to find out the extension needs recovering six months after the main re-roof is done.

Re-roofing becomes the honest recommendation when:
Slates are slipping consistently across multiple sections of the roof — front, rear, and side elevations all showing losses after wind. The underlay has failed and is admitting water even when no slates are visibly missing. Multiple patches of ridge mortar have failed simultaneously. The roof has already had significant repair work done repeatedly over the past five years without the problem resolving. At this stage you are spending repair money on a roof that will need replacing within two to three years regardless. The economics of re-roofing now are almost always better than continued repair.

Can I just re-roof the pitched section and leave the flat extension for now?
Yes — if the flat membrane is still sound. We assess the extension as part of every BS3 survey and give you a clear verdict: recover now while the scaffold is up and save money, or the membrane has life left and can wait. We won't push you to recover a flat roof that doesn't need it.
My terrace is mid-row — will access be a problem?
Not for standard scaffold erection on the front elevation. Rear access is more variable in BS3 — some Bedminster terrace rows have rear lane access, others don't. Where there's no rear access, materials are passed through the property or over the roof. We plan access logistics as part of the survey and include all associated costs in the written quote.
