Totterdown sits on one of Bristol's steepest hillsides — streets climbing sharply from the Bath Road up through Wells Road, Oxford Street, and Pylle Hill Crescent. The Victorian terraces that line these streets are tight, colourful, and architecturally distinctive. Their guttering, however, faces a set of conditions that most Bristol properties don't.
On a flat street, rainfall drains predictably into guttering and travels toward the downpipe at a controlled rate. On a Totterdown hillside terrace, the roof slope and the street slope are operating in different directions simultaneously. The main roof pitch runs in the conventional direction — up to the ridge and down to the eaves. But the building itself sits on a sloping plot, which means the eaves height at the uphill end of the terrace elevation is significantly different to the eaves height at the downhill end. Getting guttering fall correct on a property where the building is itself on a slope requires a different approach to specification than a level property on a flat road.
Add to this the butterfly valley roof configuration common on Totterdown's terrace rows — where the internal valley drains both roof slopes to a central outlet rather than to external guttering — and the drainage system on a typical BS4 Victorian terrace is considerably more complex than it appears from the street.
The Butterfly Valley Outlet
First check on every BS4 survey. We locate the outlet, confirm whether it's clear and discharging correctly, and assess the condition of the valley lining above it from the drone. A blocked valley outlet on a Totterdown property is a priority clearance job — not a minor maintenance task.
Cast Iron Fall on a Sloping Elevation
Totterdown's hillside properties have eaves that aren't level — the street slope means one end of the elevation sits higher than the other. Guttering that was originally set to drain correctly can fall out of specification over time as brackets fail at different rates across a sloping run. We check fall using a spirit level across the full run and re-set brackets at the correct fall where needed.
Exposed Elevation Gutter Damage
Totterdown's elevated hillside position means south and west-facing elevations catch prevailing Severn Estuary weather head-on. Cast iron guttering on these elevations corrodes faster than sheltered elevations in more central Bristol locations. We prioritise the exposed elevations during inspection.
Downpipe Assessment — Wall-Run Sections
On Totterdown's tight terrace plots, downpipes frequently run down party walls between properties rather than on the main elevation — sometimes partially concealed behind render or in internal ducts. We trace every downpipe from outlet to drain connection during the survey, including any wall-run sections, to confirm the complete drainage path is clear and undamaged.
Fascia Assessment on Steep-Roof Properties
The steep pitch on Totterdown's Victorian terraces means the fascia board at eaves level is often more exposed to driving rain than on shallower-pitched properties elsewhere in Bristol. Fascia rot on the exposed elevations of BS4 properties is common — we check board condition as standard before recommending gutter repair or replacement on any Totterdown property.
One thing worth stating plainly about guttering work in Totterdown that rarely features in any competitor's content — access on a steep hillside street is genuinely more demanding than access on a flat road.
Tower scaffold on a sloping pavement requires extended legs on the downhill side and careful positioning to maintain vertical stability. This butterfly or M-shaped configuration is Totterdown's defining roofing characteristic, and it creates a drainage situation that exists almost nowhere else in Bristol at the same density.
The butterfly valley collects all rainfall from both roof slopes in a single internal channel running the full length of the property — typically four to seven metres. This channel discharges through an outlet at one end, usually through a cast iron shoe into a downpipe that runs down the rear or party wall elevation. When this outlet blocks — which it does regularly given the debris accumulation in an internal channel — the entire valley drainage system fails simultaneously. Water backs up in the valley, rises above the lining height, and either forces through the roof structure or overtops at the lowest point and discharges uncontrolled down the internal wall.
The external guttering on Totterdown properties handles the overflow from the eaves below the valley, but it doesn't handle valley drainage. These are two separate systems. When a Totterdown homeowner calls about overflowing gutters and we discover the external system is intact, the butterfly valley outlet is almost always the actual source of the problem.
